About our accommodation…

Why should I choose to stay with you?

Exceptional value family suite bedroom/s for 1 to 5 guests. Good, quiet location near key attractions. Exclusive use of our Guest TV/Movie Lounge and Free Wi-Fi. Shared use of kitchen-diner, private garden & laundry facilities. Free parking.

We are AirBNB hosts with 5★star reviews. You will only share with us – so no overlap bookings.

Is your home suitable for everybody?

Our guest rooms are located on the 1st & 2nd floors – may be unsuitable for those with limited mobility.

Fairly steep stairs & gravel garden. Young children must have a guardian with them at all times.

If walking from Meadowhall, Travel Interchange and some bus stops, be aware we are part-way up a hill – however, we find this good exercise!

We are reasonably house proud – the only thing we don’t do is recycle organic waste or ironing. If these things are essential to you – sorry 🙁

Any house rules I should know about?

Sorry, no pets. Smoking – tobacco only please and then only in our garden. E-cigs are fine indoors. We both work & live in a quiet neighbourhood – so sorry, no loud music please or excessive noise.

Please respect our home and in particular leave the kitchen and shared facilities clean and tidy. Try to save energy e.g. switch off lights when not in use & remember to lock the door when you go out!

About the local amenities…

Will I need a car to explore Sheffield?

A car is not essential to explore the majority of Sheffield. Public transport is easily accessible (buses 5 mins walk. train & tram 12-15 mins walk). Your hosts will happily advise on money-saving travel passes and the easiest way to visit places.

What shops & attractions are nearby?

Within 5 mins walk – Small grocery store, church, playing fields, Chinese takeaway & 2 local pubs.

Within 12-15 mins walk – Meadowhall Centre (280+ shops, M&S food hall. cinema), Meadowhall Retail Park (ALDI), hilltop views & riverside walks.

Within 20 mins walk – Motorpoint Arena (events), Valley Centertainment (ten-pin bowling, cinema, indoor golf), ICE Sheffield (ice-skating), cycle hire.

Within 30 mins (walk + public transport) – Sheffield City Centre attractions, Universities etc.

What about pubs/bars & restaurants?

Fast Food & Restaurants – there are fast food outlets and restaurants in the Meadowhall Centre. Valley Centertainment also has chain restaurants. Fine-dining & independants are in the City Centre.

Pubs, Bars and Clubs – although we’ve a few pubs within walking distance, the best nightlife is in the City Centre. Trains, trams and buses run ’til 11.45pm. Taxis are 24 hours and are also reasonably priced.

About the booking process…

How should I make a reservation?

AirBNB: We encourage all our guests to place reservations through AirBNB’s website where our Sheffield self-catering rooms are advertised. AirBNB act as guest-host intermediaries by offering user-friendly bookings, secure payments and also encrypted communications. View our rooms here.

DIRECT: If you prefer not to use AirBNB and wish to book with us direct you can, using the telephone number & email shown on our contact page. Completed reservation forms and a deposit (via BACS, Credit/Debit Card or Paypal) are required within 3 days to secure all bookings.

When do I pay for the reservation?

When you book through AirBNB the full payment is taken (unless 28+ night bookings where 1st month is taken then installments). AirBNB hold the funds and only release them to us after you have checked-in.

When you book DIRECT we request a 50% deposit within 3 days & the balance 4 weeks before arrival.

What will I be refunded if I cancel?

Whether you book via AirBNB or Direct, we have the following cancellation policy (from 10/02/15):

Cancel 14+ days before = 50% refund less fees

14 days or less = 0% refund, sorry

Cancellations can unfortunately happen. If we do subsequently book the room/s on your requested dates we will return a greater % of your payment.

About your friendly hosts…

Tell me something about yourselves?

Richard (45) is a freelance Web designer & Mark (39) is a Housing support advisor. We work in Sheffield and have been in a happy relationship for 12 years. We work hard & try to get a holiday each year. This has typically been in Europe or Australia, but we’re keen to learn more about & visit other destinations.

We bought our home in Spring 2014. It is pretty spacious and has allowed us to share our space with AirBNB guests and future friends. As hosts you will find us good-humored, eager to please and respectful of your space & privacy. We hope to hear from (and meet you) soon!

Will you be around most of the time?

We’ll be around a lot of the time – working from home and close by. We won’t invade your space and are happy to chat and offer help and advice.

We have also created an online Visitors Guide to help you better explore the area. We will send you the log-ins once your booking has been accepted.

What are your hobbies and interests?

Richard – web design, photography, social media

Mark – buddhism, animals, socialising and netflix

Shared interests – travel, world cinema, laid-back music, power-naps, nice food, problem-solving & helping others

Dislikes – rude people, racism, poverty, inequality, cold weather, early mornings & aubergines!
